Many of our guests are hurrying from one place to another and stop here in the midst of their travels.  A common statement when people arrive and take a look at the gorgeous views of the Mesilla Valley from the back patio is - I wish I would have booked more time here.

There is a quick fix to that expression - add a second or third night to your stay and take the push out of your trip.  Relax in the lounge chairs or glider on the back patio and watch the stars.

We can fix you up with a good dose of relax - great coffee, good conversation, and a desert guide (Peanut) for early morning meanders through the high desert terrain.

CHECK IN

Check-In is between 3:30 pm and 7:00 pm.  Please call ahead for availability of earlier or later check-in times.  Because there is not a front desk like there is in a hotel, and the innkeepers are up early to prepare breakfast, we ask that you try to adhere to the established check in times as much as possible.

CHECK OUT

Check-Out is 11:00 am.  Arrangements must be made for later check-out times.  Guests staying longer than 30 minutes past the established check out time will be charged a late fee of $25 for each 30 minutes past check out time.

CHILDREN

Children 6 years and older are welcome.  The $10.00 charge per extra person also applies to each child.  Our facility is just not set up for toddlers and younger children.  There are many prickly cacti, and some desert critters in the gardens that can certainly be hazardous to unsuspecting little ones.

SMOKING

All rooms and areas within the building are non-smoking areas.  Smoking is permitted in all outdoor areas.  An extra cleaning fee of $375.00 will be charged for smoking in any of the rooms or interior areas of the house.

CANCELLATION CHARGES

There is no cancellation charge for cancellations made more than 30 days before the check-in date.

Cancellations made between 10 and 30 days before the check in date will be charged $15.00.

Cancellations made 10 days or less before the check in date will be the full amount of the reservation.  A gift certificate, good for 120 days, will be given for the full amount of the reservation of the cancelled reservation.  Use of the gift certificate is subject to availability.  We will make every effort to rent the room for the timeframe of your cancelled reservation to avoid cancellation fees.

PETS

Well mannered pets are allowed with prior permission in the Oso and Tortugas rooms.

Pets are not to be left unattended in the room or on the rom's private patio.  Pets are to be kept on a leash at all times.  Owners are expected to pick up after their pets have gone to the bathroom and plastic bags will be provided on request.  Pet owners are responsible for damage caused by pets and extra fees may be assessed for cleaning or if needed, for replacement of furnishings.  Pets are not permitted on the beds or furniture because of the sensitivity of other travellers to pet dander and hair.

Items left at the B&B

If you leave personal items (cell phone chargers, clothes, etc.) please contact us and we will gladly return them to you.  There will be a service charge of $25.00 plus the cost of postage.  This is due to our rural location and needing to make a special trip to the post office.

Our spacious, beautifully appointed suite, complete with private patio and entrance provided a comfortable night's rest and excellent breakfast. We loved our hosts and the unusual building in this windswept desert setting.

Everything about this stay was fantastic! The rooms were clean, comfortable and just so well done. If you want an authentic southwestern experience you are going to get it! The views were great. We had a little private patio and in the morning when we got up there was a crock of fresh hot coffee outside our room. Super comfortable bed! We went over to the great dining room when we got up and it was an inspired menu, crisp perfect bacon and a massive omlette stuffed with cheese and fresh green chilis, a wonderful fruit plate with yogurt and homemade granola on the side. Marlene treated us like family! I was happy to find this place and my husband and I will be back on a regular basis!

Spectacular! We recommend this charming B&B to anyone and everyone. Rooms were wonderful, food was great (green chile omelet), Marlene and Peanut were great hosts. Sitting on the porch, watching the mountains light up at sunset - cannot be beat.

What a great experience. This is a little out of the way place but well worth it. You do have to drive about a mile and a half over a sandy dirt road to get there so don't expect your car to stay clean. It is a great place to rest and relax. Marlene is the best...so nice. Breakfast was excellent. We enjoyed a rain storm in the desert. The vista is the best part. You can see parts of Mexico, Texas and naturally New Mexico. There are large areas where groups can form and small private places if you want to be alone. Peanut the dog will be happy to keep you company also. We enjoyed watching the quail run around the place. What a great place to rejuvenate your spirit.

We were traveling to El Paso for the Sun Bowl and all of the travel sites kept directing me to the well known hotel chains but I was hoping for something with the southwest flair so I kept digging and was greatly rewarded. This place LOOKS like it belongs on a Mesa in the desert, which it does. My husband was concerned that B&Bs are not very private or quiet and we later laughed with the other couple staying there that it is so quiet it is like being in a sensory depravation chamber. The rooms are styled with good attention to detail and are roomier than the pictures on the website. In fact, we took some pictures to try and copy some features at our home but I just know they aren't going to turn out as good as what Marlene and her husband did. Good beds, ours had great powder room with separate bathroom. The private patio is adorable, but the back deck is where you are going to…
